Whether it is the building\u2019s external appearance or the internal systems, these payments play a crucial role in the daily upkeep as well as in the prevention of disasters resulting from failures in the various systems.<\/p>\n<p><strong>Who is the building manager and what is his role?<\/strong><\/p>\n<p>A building manager is a person who is appointed by the representatives of the shared building or through a building management company.<\/p>\n<p>His responsibilities are wide-ranging and include accountability for the maintenance and management of the building.<\/p>\n<p>Other responsibilities include:<\/p>\n<p>Collecting and managing the funds used by the Resident\u2019s Association.<\/p>\n<p>Continuous communication with various service providers and suppliers.<\/p>\n<p>Providing solutions to cleaning and maintenance problems in the common areas.<\/p>\n<p>Monitoring the maintenance of the various systems in the building.<\/p>\n<p>Taking in new tenants.<\/p>\n<p>One of the main roles of the building manager is the collection of Resident\u2019s Association fees. Deficiencies in the committee&#8217;s cash flow may lead to difficulties in the day-to-day maintenance of the building. This may result in a decrease in the quality of life of the tenants, a decrease in the value of the apartments due to the neglect of the infrastructure, and in severe cases also failures in the systems that may cause physical damage to the building occupants.<\/p>\n<p><strong>And what about the <\/strong><strong>Resident\u2019s Association<\/strong><strong>?<\/strong><\/p>\n<p>The Resident\u2019s Association is also known as the body that represents the shared house and appoints a number of tenants to be responsible for the maintenance of the common areas. Resident\u2019s Association fees are used only for expenses that are enjoyed by all the tenants in the property and exclude anything to do with private apartments.<\/p>\n<p><strong>When should we contact an external management company?<\/strong><\/p>\n<p>Sometimes managing a Resident\u2019s Association requires additional knowledge in the management and maintenance of buildings, which may not be suitable for an inexperienced group of tenants. The Resident\u2019s Association is entrusted with the maintenance, responding to tenants&#8217; inquiries, collecting fees, and in certain residential buildings, these can be very challenging tasks. The problems can evolve from a lack of communication or control over the cash register, and sometimes buildings require extensive maintenance, which tenants who take part in the Resident\u2019s Association (voluntarily) may find difficult.<\/p>\n<p>Engaging with a management company may begin when the property is handed over from the contractor to the tenants as part of the infrastructure inspection and may continue well after the residents have moved in. Other than monitoring the maintenance of system wear and tear or failures in a manner that may prevent disasters, a management company also has the role of supervising the building\u2019s ledger.
